Welcome. I'm glad you're here. My name is Julia Prieto. I'm an experienced coastal land use consultant with a strong background in regulatory compliance and land use planning. I worked at the California Coastal Commission (2022–2024) and am currently consulting with Slaven Consulting. I obtained a Master's in City and Regional Planning from the University of North Carolina at Chapel Hill (2022) and am also pursuing CEQA certification from UC San Diego as well as my AICP certification.

While working at the Coastal Commission, I reviewed over 100 permit applications to ensure alignment with the California Coastal Act and local regulations, resolving complex issues with applicants to move projects forward. I authored 15 in-depth staff reports for California Coastal Commission hearings, delivering expert analysis and actionable recommendations.

I’ve guided applicants and the public through Commission policies and regulations, providing clear, approachable support at every step. Additionally, I partnered with local governments to solve challenges in interpreting and applying Local Coastal Program requirements, ensuring smooth implementation and compliance.
